Brooklyn-based developer Tolib Mansurov is expanding his footprint in Park Slope with plans for an eight-story mixed-use building at 250 Flatbush Avenue. The proposed development spans approximately 35,400 square feet and will feature 20 residential units alongside roughly 8,300 square feet of ground-floor commercial space, complemented by a 20-foot backyard. Architectural design is led by Alexander Zhitnik of Z Architecture, signaling a continued focus on integrating residential and retail environments in one of Brooklyn’s most desirable neighborhoods.

Mansurov acquired the site in February 2022 for about $7.5 million, according to city property records. His real estate firm, United Elite Group, has remained active in the borough despite Mansurov’s recent involvement in political controversy. Earlier in 2024, Mansurov was named an alleged straw donor in former Mayor Eric Adams’ initial campaign, a case that was subsequently dismissed under the Trump administration, drawing attention to the intersection of real estate and politics in New York.

Despite the scrutiny, Mansurov has continued to advance his development agenda. In July, he filed plans for a 99-unit residential building at 67 Fourth Avenue, also in Park Slope, underscoring his commitment to the neighborhood’s evolving housing market. Moreover, in September, he sold six adjacent properties to Borough Developers’ COO Shimon Kleinman for $24 million, indicating strategic portfolio management within the area.

This latest project at Flatbush Avenue highlights ongoing investment interest in Park Slope’s mixed-use developments, which balance residential demand with vibrant commercial activity. As the borough continues to attract developers, Mansurov’s efforts reflect broader trends in Brooklyn’s real estate sector, where multi-family and retail components are increasingly integrated to meet diverse urban needs.
