Brooklyn Developer Tolib Mansurov Advances New Mixed-Use Project in Park Slope Amid Past Political Controversy
Brooklyn-based developer Tolib Mansurov is expanding his footprint in Park Slope with plans for a new mixed-use building at 250 Flatbush Avenue. The proposed structure, filed recently with the New York City Department of Buildings, outlines an eight-story project totaling approximately 35,400 square feet. It will feature 20 residential units alongside roughly 8,300 square feet of commercial space on the ground floor, complemented by a 20-foot backyard.
Mansurov acquired the site in February 2022 for about $7.5 million, according to public property records. The architectural design is led by Alexander Zhitnik of Z Architecture, a firm known for its work on residential and mixed-use developments within the city. United Elite Group, Mansurov’s Brooklyn-based real estate firm, has not commented on the project as of this writing.
This development comes amid Mansurov’s continued activity in Park Slope despite prior scrutiny. Earlier this year, he attracted media attention as an alleged straw donor in former Mayor Eric Adams’ 2021 campaign, a case which was subsequently dismissed under the Trump administration, drawing significant controversy. Nonetheless, Mansurov remains a prominent figure in Brooklyn’s real estate scene.
In addition to the Flatbush Avenue project, Mansurov recently filed plans for a 99-unit residential building at 67 Fourth Avenue, also in Park Slope. Moreover, in September he sold six adjacent lots to Williamsburg-based Borough Developers for $24 million, signaling ongoing strategic repositioning in the neighborhood. These moves highlight Mansurov’s continued commitment to developing and investing in Brooklyn’s evolving real estate market.
Park Slope continues to be a dynamic hub for residential and commercial real estate, attracting developers who are reshaping the community with mixed-use projects. Mansurov’s latest filing underscores the ongoing demand for multifamily housing combined with street-level retail and commercial space, catering to the neighborhood’s diverse and growing population.
