Brooklyn Developer Tolib Mansurov Advances New Mixed-Use Project in Park Slope Amid Political Controversy
Brooklyn-based real estate developer Tolib Mansurov is expanding his footprint in Park Slope with plans for a new eight-story mixed-use building at 250 Flatbush Avenue. According to recent filings with the New York City Department of Buildings, the project will encompass approximately 35,400 square feet, featuring 20 residential units alongside around 8,300 square feet of ground-floor commercial space. The development also includes a 20-foot backyard, a rare amenity in this densely built neighborhood.
Mansurov acquired the site in February 2022 for about $7.5 million, city records show. The architectural design is led by Alexander Zhitnik of Z Architecture, a firm noted for its work on urban residential projects. Despite multiple outreach attempts, Mansurov and his firm, United Elite Group, declined to comment on the new development.
The developer has been under the spotlight earlier this year after being named in a high-profile legal case as an alleged straw donor to former Mayor Eric Adams’ initial campaign. The case was subsequently dismissed amid controversy during the Trump administration. Nevertheless, Mansurov has maintained an active development agenda in Brooklyn.
In recent months, Mansurov filed plans for a substantial 99-unit residential building at 67 Fourth Avenue, also in Park Slope. Additionally, he sold six adjacent properties in the neighborhood to Borough Developers’ COO Shimon Kleinman for $24 million in September, signaling ongoing strategic repositioning within the local real estate market.
This latest project at Flatbush Avenue underscores Mansurov’s continued commitment to developing mixed-use properties in one of Brooklyn’s most sought-after neighborhoods, despite past political challenges. As Park Slope continues to attract both residents and businesses, such developments contribute to the area’s evolving urban landscape and economic vitality.
