Brooklyn-based developer Tolib Mansurov is advancing his footprint in Park Slope with a new mixed-use development proposal at 250 Flatbush Avenue. The project, recently filed with the New York City Department of Buildings, outlines an eight-story building encompassing approximately 35,400 square feet. Planned features include 20 residential units, about 8,300 square feet of commercial space on the ground floor, and a 20-foot backyard, aiming to blend living and retail in one of Brooklyn’s most desirable neighborhoods.
Mansurov acquired the property in February 2022 for around $7.5 million, according to public city records. The architectural design is led by Alexander Zhitnik of Z Architecture, a firm known for its contemporary urban projects. This development adds to Mansurov’s growing portfolio amid an active phase of real estate dealings in Brooklyn.
Despite recent controversy, Mansurov remains a notable figure in the borough’s real estate scene. Earlier this year, he drew media attention related to allegations of acting as a straw donor in former Mayor Eric Adams’ initial campaign—an accusation later dropped in a contentious dismissal under the Trump administration. Undeterred, Mansurov has continued to pursue projects locally, including a filing for a 99-unit residential building at 67 Fourth Avenue in July and a significant $24 million sale of six adjacent properties to Williamsburg-based Borough Developers this past September.
The new Flatbush Avenue project reflects ongoing demand for mixed-use developments in Park Slope, where residential growth intersects with retail and commercial needs. As Brooklyn’s real estate market remains competitive, developers like Mansurov are positioning themselves to capitalize on the neighborhood’s appeal to residents and businesses alike.
