Manhattan Q1 Leasing Strength Keeps Office Recovery Focused on Premium Towers
Manhattan office tenants signed roughly 11.8 million square feet of leases in the first quarter of 2026, according to a Colliers report cited by The Real Deal on April 2. That made it the borough?s strongest first quarter since 2014 and gave landlords a fresh data point that demand for top-end space remains durable.
The figure is important because it follows a strong 2025 and suggests that momentum has not disappeared with the turn of the year. But the composition of the quarter matters as much as the total. More than one-fifth of first-quarter volume was tied to Bank of America?s 2.4 million-square-foot renewal at 1 Bryant Park, underscoring how much the headline number still depends on very large tenants and trophy buildings.
The report also pointed to AI-related leasing as a growing factor, including Clay?s 163,000-square-foot deal at 11 Madison Avenue. That matters because AI firms are no longer just small expansion tenants. They are becoming part of the short list of sectors capable of taking meaningful blocks of space in a market where many occupiers remain cautious on footprints and timing.
For the broader business community, the takeaway is mixed but meaningful. The office market is improving, especially in well-located, high-quality product with strong amenities and updated systems. At the same time, the rebound is still selective. Premium towers are outperforming commodity buildings, and large commitments continue to come from a relatively small group of finance, legal and technology tenants.
That pattern keeps New York?s recovery credible without making it broad-based. Leasing strength at the top of the market supports valuations, financing conversations and secondary neighborhood spillovers. But it also sharpens the divide between buildings that can attract modern demand and those still waiting for a convincing reset in pricing, capital needs or use.
