Brooklyn-based developer Tolib Mansurov is expanding his footprint in Park Slope with plans for a new mixed-use building at 250 Flatbush Avenue. The proposed eight-story structure will span approximately 35,400 square feet, incorporating 20 residential units and roughly 8,300 square feet of commercial space on the ground floor. The design also includes a 20-foot backyard, a notable amenity in this densely developed neighborhood. According to city property records, Mansurov acquired the site in February 2022 for about $7.5 million. The project’s architectural plans were filed by Alexander Zhitnik of Z Architecture, known for his work on several Brooklyn developments.

Mansurov’s involvement in Brooklyn real estate continues despite his recent notoriety. Earlier in 2024, he made headlines as an alleged straw donor in former Mayor Eric Adams’ initial mayoral campaign. The accusation was later dropped under contentious circumstances during the Trump administration, yet Mansurov has remained active in local development. His recent filings include a 99-unit residential project at 67 Fourth Avenue, also in Park Slope, indicating a strategic focus on this neighborhood.

In addition to new developments, Mansurov has been involved in significant real estate transactions within the borough. Just last month, he sold six adjacent properties in Park Slope to Borough Developers’ COO Shimon Kleinman for $24 million. This move suggests a dynamic portfolio management strategy amid a competitive Brooklyn market.

Mansurov’s firm, United Elite Group, did not respond to requests for comment. However, the ongoing projects and transactions underscore the developer’s resilience and continued influence in Brooklyn’s evolving real estate landscape. Park Slope, with its blend of residential charm and commercial vitality, remains a hotspot for mixed-use development, aligning with broader trends in New York City’s urban growth and housing demands.
