Brooklyn-based developer Tolib Mansurov is expanding his footprint in Park Slope with plans for a new mixed-use building at 250 Flatbush Avenue. The proposed eight-story project would encompass approximately 35,400 square feet, including 20 residential units and roughly 8,300 square feet of commercial space on the ground floor, complemented by a 20-foot backyard area. This marks another significant addition to Mansurov’s growing portfolio in the borough.
Mansurov acquired the property in February 2022 for about $7.5 million, according to New York City Department of Buildings records. The architectural design is being led by Alexander Zhitnik of Z Architecture, a firm known for work on urban residential and commercial developments. United Elite Group, Mansurov’s real estate firm, has not issued a statement regarding the new project.
The developer remains a notable figure in Brooklyn real estate, despite recent controversies. Earlier this year, Mansurov was implicated as an alleged straw donor in former Mayor Eric Adams’ initial election campaign. The case was ultimately dismissed under the Trump administration in a move that drew public attention and debate. Nonetheless, Mansurov has maintained an active presence in the borough’s development scene.
In 2024 alone, Mansurov filed plans for a 99-unit residential building at 67 Fourth Avenue, also in Park Slope. Also, he sold six adjacent properties in the neighborhood to Borough Developers’ COO Shimon Kleinman for $24 million, signaling continued investment and strategic portfolio management in Brooklyn’s competitive real estate market.
This latest filing at 250 Flatbush Avenue underscores the persistent demand for mixed-use developments in Park Slope, a neighborhood balancing residential growth with commercial vibrancy. As the area continues to attract both families and businesses, Mansurov’s projects contribute to reshaping Brooklyn’s urban landscape amid evolving market dynamics.
